Abstract
Úkolem práce je posoudit ekonomickou výhodnost tří investičních nemovitostí vhodných pro dlouhodobý pronájem. Hlavním rozdílem mezi byty umístěnými v Praze je jejich velikost a oblast. Teoretická část definuje všechna kritéria, podle kterých lze hodnotit efektivitu investic, a rovněž komentuje současný stav trhu s pronájmy v České republice, přesněji v Praze. V praktické části je provedeno zpracování a následné vyhodnocení všech investičních možností. Výsledkem práce je rozhodnutí, který z investičních záměrů představuje pro fiktivního investora nejlepší možnost. / The aim of the thesis is to assess the economic viability of three investment properties suitable for long-term rental. The main difference between the apartments located in Prague is their size and area. The theoretical part defines all the criteria by which the efficiency of investments can be evaluated and also comments on the current state of the rental market in the Czech Republic, more precisely in Prague. In the practical part, all investment options are elaborated and then evaluated. The result of the work is a decision which of the investment plans represents the best option for the fictitious investor.
