Graduation Thesis describes general real estate characteristics in city Ljubljana, real estate valuation in Slovenia, and comparison with German real estate legislation. On the basis of obtained data from the real estate market record in the City Municipality of Ljubljana in year 2011, the value zones based on practice of German city Bonn were established. Presented value zones are suitable for the single real estate valuation of the market value of residential real estates based on direct sales comparison approach. Obtained value zones are further compared with value zones of mass valuation process made by the Surveying and Mapping Authority of the Republic of Slovenia, which is based on sales of real estates in the period from 2005 until 2007. Built on the findings in the Graduation Thesis one can conclude that it is rational on the year basis to establish the value zones for the real estates in the city Ljubljana what would help for better real estate price valuation and in trading. Furthermore, it appears that are current value zones of mass valuation obtained by Surveying and Mapping Authority of the Republic of Slovenia set excessively broad.
